A good water repellent will form a bond with the masonry without a visible film. Water repellents act as a deterrent, causing water to bead up rather than pervade into the wall and corrode the anchors and structural steel.

Another key element in choosing the right water repellent for any commercial structure is breathability or the ability to allow moisture and vapor to pass out of the masonry substrate.
