Part 4: Cutting Costs on Your Façade

Whether you own a historic masonry building or you are planning to build with brick, we are going to discuss several ways you can avoid unnecessary costs for your brick façade. If you decide to invest in a brick structure, view it as just that, an investment. There are ways to protect your investments and let’s look at how we can do this with your brick façade.

Use a Professional

Make sure you hire a skilled professional to construct and make any needed repairs on your brick façade. Using a masonry specialist is important because if not properly constructed, a brick wall may not be properly weatherized and will deteriorate quickly. It is easy to see when repairs are needed when the brick or mortar is crumbling or cracking but an expert can identify the cause of such damage and fix not only the damage but also the problem.

Waterproof sealants and coatings can be applied to masonry to prevent water damage. One of the largest factors to deterioration is water infiltration. What happens when water gets into masonry, causing such degeneration? It expands and contracts due to temperature, when this occurs stress causes the hard rigid masonry to crack under the pressure. Additionally, if it infiltrates beyond the exterior façade the metal ties and anchors that support the façade can rust and deteriorate causing extensive and expensive damage.

Regular Façade Inspections

I cannot stress enough how important it is to get your façade inspected. Getting your façade inspected is like going to the doctor. You need to get annual and semiannual checkups to prevent you from getting sick, even if you feel ok. And the older we get the more important it is to see a doctor regularly. Even if you think your brick façade is ok, it’s important to get it inspected and the older the facade the more important it is to have an expert examine it for any signs of deterioration. Preventing deterioration or catching it early is one of the biggest ways to save money on your façade. Overlooking minor repairs can lead to extensive damage beyond the exterior veneer and into the structural interior components of the building.
